Assembly Line Real Estate....No Special Skills or Flavor Required!

assembly line real estateChoice!  This word has irrevocably changed the real estate landscape in Grand Rapids, Michagan & every community in this country.  Never  in  history have there been so many options available to real estate consumers and agents who work with them.  This virtual potpourri of offerings has created a peculiar challenge...How does one properly discern important differences and accurately evaluate the value propositions offered by very different paradigms of service in a real estate transaction?

Today consumers in need of real estate services can list on the MLS only for a Flat Fee, hire a Discount Broker, Advertise their own listing on-line through Craigslist, Trulia or Zillow.com, Find a Home from any one of a Million Websites, go through the Traditional Brokerage Model, or simply decide to forgo any representation by planting a sign in their yard declaring their desire to be the Unrepresented Seller.

Yes, we've got Options galore.  However in spite of this, I find that although clients arrive at my office armed with listing and  mortgage detail sheets, many are only nominally prepared in advance of our meeting to understand important elements of the real estate process.   Many confess to being overwhelmed by the vast volumes of information they have spent weeks and months pouring over.

The current situation in the real estate industry reminds me of the innumerable options that present themselves whenever we decide to venture out for a meal.  The restaurant section in the Grand Rapids, Michigan phone book has one of the largest number of offerings... pages & pages of restaurant locations...choices galore.  While its' nice to have so many options, I can tell you this... if I received a call from a friend just as I was about to head out for a meal inviting me to her home for dinner, I'd change my dinner reservations at just about any restaurant in a heart beat!

Recently, my husband & I were talking about what makes home cooked food so special.  So much so, that many family style restaurants actually advertise that their food is "like home cooked."  Now, I'm talking about good home cooking...as I know some disasters in the kitchen can make even fast food seem like a great dining experience.   

localism...relevant, fresh & full of resourcesWe came to the conclusion that perhaps it's because the person cooking is doing so with clear & loving intention. A home cooked meal literally erupts with mouth watering flavor when the ingredients used in its' preparation are locally produced, fresh and lovingly prepared. When there is a desire to bring wholesome goodness, creativity, & proper nutrition to loved ones & friends...it's almost as though the food itself responds differently.  I suspect that some of the most imaginative chefs and cooks in well loved restaurants cook with this type of joie de vivre when they create menu items for their guests.

Successful Real Estate Transactions are also impacted by some of these same principles as they also incorporate local flavor & regional distinctions.  In recent years we have witnessed numerous attempts to make the real estate process a function of simply processing information & disseminating information. It is like taking the burst of flavor out of the transaction by trying to provide a one style fits all method of conducting business.   It is becoming increasingly apparent that far more than information peddling is involved to create a truly successful sale.  Simply rolling out an assembly line of pre-packaged entrees in the hope that the consumer's attention will be grabbed by some canned content written by Mr. Anonymous to Ms. Everyone is boring & easily recognized for what it is...Assembly Line Real Estate...No Real Skills Required!

Initiating a search on-line for the the term real estate for any major community or city in the country easily yields hundreds of thousands of selections.  The sponsored links (paid advertisements) are often owned by large affiliate real estate conglomerates who have the money & resources to buy position.  Fiercely desiring the first dibs to the consumer's eyeballs, these types of sites provide mega million bytes of information.  But is this really ALL that consumers want?  In the age of Abundance... Differentiation becomes the King!  The rise of Blogging is a direct response to the need by consumers & service providers to handle the underlying need for differentiation.  On-line consumers are indicating:  I don't just want to know what you know...I want to know why you think it's important & how your superior level of knowledge & training can be of benefit to me in my particular situation.

Recently, Active Rain, in recognition of this profound shift introduced a site called Localism.  The implications of this site are gargantuan.  Localism, now in Beta Testing is designed to provide consumers with information about their neighborhood and communities from the professionals who live and work there.  On Localism, we meet real people, documenting life as it happens in a particular community everyday.  Now, you can't beat that for a real estate version of home cooked goodness!

The truth is that when everyone has access to every listing, the value of information alone diminishes. Consumers are finding it more difficult to sift through this deluge of information to synthesize a more elusive, and far more valuable quality called Relevance Relevance is what provides meaning to my life & choices.  Relevance is what informs me about the viability of a particular home or neighborhood in relation to my life circumstance.  Relevance is what ensures that the transaction I am entering into does not disintegrate into a nightmare because I had just facts without the benefit of applied wisdom.

Wisdom is the ability to translate knowledge into meaning thereby creating Relevance.  Real  estate practitioners who understand that their role is to provide Meaning in the transaction will see their Value Soar.  Real estate agents who provide Meaning in a context that honors and responds to the expressed desires of their clients with sensitivity & integrity will be continue to be Relevant. Real estate agents who create Relevance within the context of the transaction will find their services to be irreplaceable. Like a home cooked goodness which beats a home cooked goodnessrestaurant experience for daily service time after time, these agents will be sought after because what they provide is uncommon service in an increasingly cluttered field of Irrelevant links.  This is so unlike the assembly line offerings that bombard potential real estate consumers everyday, but fall short when it comes to Relevance, Relationship & First Hand Community Knowledge.

Hi Randal, Thank you for your comment.  I would agree, the vast array of choices actually can in a bizarre way dilute the power that we have in choice if it succeeds in overwhelming our ability to make critically sound judgements.  That is why referrals become very helpful when there are a vast array of selections.

Information is not the same thing as knowledge.

We can get our bank statements online, we can do E TRADES all day and night, we can read up to the minute information on what stocks are doing. We can even watch half-crazed people on television making toilet-flush sounds to tell us that a stock is a bad buy.

But it doesn't necessarily help you or me decide Roth or Sep?  How much to put in? Should I pay down my credit card or put money in my IRA?  We can have the information easily - but we need a knowledgeable person to guide us with our finances.   People who make a lot of money don't do their own taxes because they understand that knowledge is expensive, but making a decision without it is much more expensive!

Smart folks do understand that even with the avalanche of information, it doesn't make a good Realtor unnecessary. In fact, the opposite is true.  As others have said, there's so much information that they need a trusted avisor to help them make sense of it all.

Hi Mary,  Thanks for your comment.  You make some excellent points.  As a business owner, I delegate my accounting services to a CPA.  It's not because I am incapable of putting the figures down, but because I recognize that professional expertise can save me money in preventing errors & in providing information which I may not be aware of.  I particularly appreciate this sentiment:  "Smart folks do understand that even with the avalanche of information, it doesn't make a good Realtor unnecessary. Lola, very well written.  I like the artwork too.  I visited Grand Rapids a couple of years ago with my wife and kids.  We had a great time taking the dune buggy tour at Lake Michigan.  Nice country out there.

Your certainly have provided a lot of "food for thought."  I do believe that technology is a tool and that the human touch is what ultimately makes the difference. This was brought home for me today as I sat in a strategic planning meeting and we heard from our youngest members -- they said they wanted day to day communication by text message or via e-mail -- but what really makes a difference to them is a personal phone call and a request to serve on a committee or to serve on the Board.  I hear the same thing from clients.  They want that personal touch!  It ultimately is about relationship building.

Great post, Lola.  I oftentimes have to wonder about real estate consumers, though.  Are they really looking for someone who will create relevance for them throughout a real estate transaction, or do they just use whoever sends them a recipe card that day?  I am truly puzzled by consumer behavior in the real estate realm.

Hi Joan, Thanks for your comment.  I think that your point about consumers needing high tech & high touch is on target.  We will never stop needing the personal touch...it's what makes us human.  The challenge for real estate professionals is understanding how to implement the technology in a way that is not burdensome but enhances the relationship building process.

Hi Stefan,  Thanks for your comment.  Consumers are puzzling...I agree.  I'm not sure they always know exactly everything they want.  But, there are some basic human needs which remain unchanged.  The need to be affirmed, accepted and listened to for starters.  Sometimes in our rush to progress, we leave these foundational pieces out...a recipe card no matter how colorful & well presented can never substitute for relational contact.  This is especially true in professional transactions although much of the advertising around to the real estate community seems to ignore this fact.

I agree whole-heartedly that choices are important for people, and that too many choices are overwhelming!  It is difficult  and time consuming to sort through the vast sea of information, and poor choices can cost thousands of dollars.

Lola...you have written a masterpiece my dear!  Craigs List, Trulia, Zillow, Oodle, Hotpads, Googlebase, LiveDeal, backpage.com....it all makes me dizzy!  People want someone that cares about them and will decipher through the barrage of informatin and make sense of it all.  It is so easy to get caught into the trap of thinking that this technology and that technology is the panecea.  The fact is that relationships are the same today and they were 50 years ago.  People want to know that they are valued by us and that we will take care of them. If we are educated and know our facts and have a desire to serve the public with a deep passion all else will take care of itself.  Great post my friend.

Hi Deborah,  Thanks for your comment.  I know that when I am faced with numerous choices outside my area of expertise such as buying new software or a computer, trying to figure out what is best can be a tedious challenge.  It's great to run into a knowledgeable salesperson who takes the time to understand what my needs are and then points me to the best options.  I had a salesperson like that at our local office Depot named Dave.  I bought just about every major electronic system from that store because of his attention to detail & helpfulness as a resource.

You're so right in pointing out that true wisdom has implications for many other areas of our lives.  I've just returned from reading the latest firestorm concerning Zillow and the discussion about a new feature that allows another agent (not the listing agent) to adverstise  listed property as "for sale".  It strikes me that data dissemination in whatever form is the lowest denominator &  is counter-productive. Creating Meaning through translating & explaining the implications of the data of knowledge is what provides Value Added Service to a real estate transaction.

Lola, Great article. Relationships are the key.

While I know there is software available so I can file my own taxes at a discount, I like meeting with my CPA each year to ask questions and get advice on how best to plan the upcoming year. It is worth the extra dollars to meet with someone who knows me and is looking out for my best interest.

I think people feel the same way about their Realtors. They need someone who can take the piles of information and sift through to find the most relevant information...someone who is helping them make sure they have good credible information. Someone they can trust. Relationship builders and ethical people will be there to assist.

Hi Jennifer,  Thanks for your comment.  I totally agree with you.  Having the wrong information about things like accounting or legal counsel can cost you a lot of money.  Paying for services from trustworthy professionals is actually more efficient than learning from costly mistakes or not even knowing what you are missing in terms of benefits due to one's lack of knowledge & experience. 

Marketing a home is the same way...our board statistics indicate that homeowners who over-price their home and/or do not have adequate exposure pay a premium with regards to the following:  lower offers (up to 25% or more), longer marketing time and much more hassle including missing out on homes that they would have liked to purchase.

janeAnne, I just taught the Blogging Seminar in Grand Rapids.  It was powerful to watch people "getting it!"  This Localism site is going to impact the real estate transaction in an extraordinary way!  I think people will come to think of it as a real estate version of the "Super Travel Agent"! 

Think about this...the real estate agent who is competent & knowledgeable in selling you a home & the community.  Can you imagine people thinking about relocating or travelling to an area & checking with their real estate agent's website first!  There is so much potential...Blogs about recommended hotels, spas, grocery shops, amusement parks, clubs, etc. I know that I want to know this type of stuff when I go somewhere new...not get stuck in cyber space visiting endless useless websites!
