If You Could Peer into the Future Before You Sold Your Home...Would You?

chair setProbably the biggest source of angst that home owners in Grand Rapids, Michigan have about selling their home is knowing IF their home has a chance for a Sale.  Quiet turmoil mounts with the following irksome thoughts. 

Potential Sellers question, "Will this Home Sell?"  or "Will anyone even want to look at my home?"  This is especially troublesome when the home across the street has been For Sale for the past 6 months...and you've never seen anyone come to take a look.

Well, there's a feature available that allows you to look into the future in a manner of speaking.  As a real estate broker, I can do a Reverse Search for your property which can give you a fairly good idea of how your property might fare on the biggest display arena in the entire world...the Internet! 

Here's an example that I just played around with in the 49534 zip code.  Let's say you have a fairly new home (5 years or less) and you're thinking of placing it on the market for approximately $225,000Cick here to contine...

Hits doesn't equal a home sold though... a listing can generate a million views a week, but if the product isn't priced right it for its condition, it won't sell.

That is a useful tool, and hopefully it comes along with the new mls system

Very true Daniel, but in the same way showings don't guarantee a sale.  However, without them, it will be virtually impossible to sell a property.  So, the more hits...the greater number of chances for success.  I also hope this option is included in the new system...although I don't think many agents used it to it's greatest potential.

Lola - we have a reversde prospecting tool in our MLS as well. Not sure how many actually use it, adn I know folks who put their prospects in but then opt out of the reverse prospecting. The question then becomes, if that many are looking for my type of home, prices, etc. why aren't I getting more showings or any offer. :)

Hi Jeff, Interesting how this works on different MLS systems.  We have the ability to do updates to clients on how often their home is viewed on a weekly basis automatically, however our Reverse Prospecting Tool does not allow automatic updates.  When I'm talking with clients about activity on line, I talk about trends...that's the core value of what "hits" show over time.  The change in trends is a way of measuring probablility...

Lola, we don't have that tool, our MLS is my area, so I can look at School districts and see what is active and what thas sold and do the absorption rate, which I do. So you just put the zip code in ? Some of our areas have 48108 but it would pull up properties in 2 different school districts. If you know a work around let me know.

What an awesome tool at your disposal.  I wish our 2 MLS's had this feature.  Educating our sellers not only during a listing presentation but prior to them making a decision to sell is so helpful.

Of course i would. I would like to know the comments people will say about my home prior to it being on the market. Pricing and location is key but comments do help improve the listing.

Hi Missy, This is a unique tool built into our current MLS system.  I truly hope that it will be included when we transition to our new system.  We simply put in the characteristics of the home which include the zip code, the number of bedrooms, baths, garages, square footage etc and then do a reverse search based on this characteristic to get some idea of the type of Internet activity which a potential listing would generate.  When compared against different prices ranges for the same property, it can yeild some pretty interesting info.

Sandra..It's a great tool...I don't think as many agents utilize it regularly as could be doing so.

Carole, It's something which homeowners do appreciate knowing.  The function needs to be explained properly otherwise home owners may think that clicks translate into showings.  This information is more helpful in interpreting trends than in giving an absolute result for a marketing price particular home.

Kris...Do you have to input listings into 2 MLS systems?  Isn't that awfully expensive?  I hope that at some time in the future we have more cooperation between MLS systems in the state so that the process of assisting clients is a little less cumbersome.  This is a cool tool which has many applications.

Hi Lisa, Thanks for your comment and visiting my wordpress blog.  My focus on that blog is to be hyperlocal.  With regards to SEO, I'm not entirely sure how things will pan out from that standpoint, but it is interesting to experiment and learn how to navigate on another platform.  Blogging on Activerain is the absolute best place to learn and grown in this process.  I'm so grateful for all I'm learning on this network.

Robert, It would be great to know about comments...however, this tool is more predictive with regards to hits generated from online exposure.  That's the true value although even that has to be explained and qualified during a presentation so as not to give a picture which is not entirely reflective of the potential results.

Lola- "irksome" yep there's those big words again :)  the only thing better than the words are all the knowledge you're imparting (hey is this a big word) LOL.......seriously this is good info for people, and it is indeed "irksome" thinking you want to sell, but will anyone come to buy :)

Lola- I just love reading your stuff, especially the vocabulary that "pops" into your head.  When I was in the Peace Corps one of my friends from the host country was studying for the GRE (some type of English test ) and she would ask me definitions to words that weren't in my vocabulary.

So what's my point.....your posts remind me of that, and I smile every time I read your stuff :) :) Hope you didn't mind my teasing about it......

I was in Romania for about 3 1/2 years...then stayed awhile longer.  It was such a great experience :)  And to the words....I love words....they are powerful, and you're right, it is a gift to find just the right ones.

Where you in Romania during the time of the dictator or more recently.  I understand that things have changed considerably.  The Peace Corps is a wonderful way for people to learn about other cultures and to provide service.  You must have gained a lot from your 3 1/2 years.

I went in 1997.....7 years after Ceausescu was executed.......my area was one of the 2 red zones left, a very difficult area, and no volunteer before me managed to stay....but hey, I can handle my own, so that's why I was sent there.....  It was definitely challenging, and I learned so much....my job was Organizational Development...tying to help the newly founded NGO's get started, and also working to set up a Foster Care System....I wrote a little about it with a couple pictures in my last meme......I am off now.....see you in 2 weeks :) :)
